Cause for Concern – Planning and Zoning Commission Meeting Recap!

A subcommittee of the Planning and Zoning Commission has been working for several months to amend the City Code with the goal of these amendments being to provide clarity and consistency to the code as well as provide new regulations for accessory buildings in residential districts. Due to lack of participation from Shavano Park real estate owners at previous public hearings, the City Council has proposed that additional notices be provided to affected residents and that a third public hearing take place to ensure awareness and solicit feedback.

Proposed amendments include but are not limited to:
• Restriction on number of accessory buildings
o Limits Shavano Park Real Estate owners to 1 accessory building per acre, not to exceed 3
• Accessory building height limitation
o Limits height of accessory buildings to 16 feet
• Using rear yard size to determine maximum size of accessory building
o Limits accessory building size to less than 20% of overall rear yard size
• Masonry construction requirements for buildings over 600sf
o Requires masonry used on accessory building to match or closely resemble the masonry used on the main building.
• PODS permit time limit
o Allows City Manager to extend allowable time for portable-on-demand storage units

Shavano Park Real Estate owners should expect to receive a post card in the mail communicating details of a third public hearing to discuss accessory buildings and how the City of Shavano Park plans to regulate their construction in residential areas. While the goal of these regulations is to provide consistency and clarity for residents and Code Enforcers, it may be at the expense of the A-1 District’s rural character and culture.
